I'm Eric Baim, a project manager and financial analyst with over 19 years of experience in land planning and real estate finance. I help guide complex projects — from concept to completion — with a focus on maximizing value and aligning with long-term goals.

​

I've worked across public and private sectors, managing negotiations, analyzing infrastructure finance (TIF, PID), and leading data-driven planning efforts. My background combines technical analysis with big-picture thinking, and I enjoy turning complex challenges into practical outcomes.

​

Outside of work, you’ll usually find me outdoors — hiking, skiing, or anywhere I can get into the mountains.

I enjoy approaching professional challenges with the same mindset I use while skiing: a desire to adventure into new terrain, a positive attitude about taking laps on the groomers, and an uncontrollable desire to constantly improve, all while anticipating and managing real world risks.

ABOUT BAIM

Who is Eric Baim?

Working with the Trust Lands Administration, Eric has been trained by and worked with some of the top real estate development professionals in the state. 

​

Valuing honest and integrity, Eric is an active member in his local community.  He grew up in Idaho and moved to Salt Lake City to attend college at the University of Utah.  Years later, Eric still lives near downtown SLC and on weekend powder days will likely be found up the Cottonwood Canyons.  

​

He has worked on a wide variety of projects which have built him into a skilled professional. Today, he is looking for new adventures and new horizons to summit. 

​

Eric's ultimate goal is to work for the betterment of all sentient life, while learning and enjoying the ride.

PROJECT MANAGER, UTAH SCHOOL AND INSTITUTIONAL TRUST LANDS ADMINISTRATION (SITLA)

2020 - Current

  • Managed diverse industrial and residential projects, from concept through completion, optimizing land use and maximizing returns on projects with NPV’s upwards of $50 million including economic due diligence, land entitlement, and multi-use development strategy.

  • Negotiated complex agreements (sales, easements, joint ventures) with private partners and state / local entities to maximize value and ensure legal and financial compliance.

  • Negotiated land exchange of over 4,000 acres valued over $25 million.

  • Interfaced with city and county councils, planning commissions, redevelopment agencies, and SITLA departments (GIS, legal, IT and asset teams) to align project goals and deliver high-value outcomes for the agency and trust beneficiaries. 

  • Evaluated Tax Increment Financing (TIF) and Public Infrastructure Districts (PID) for multiple projects, conducting in-depth analyses to assess and optimize financial structures and enhance funding mechanisms for public infrastructure development.

2007 - Current

  • Conducted comprehensive financial analyses, driving key decisions through modeling of cash flows, NPVs, and IRRs on projects valued up to $500 million.

  • Innovated a project and cost accounting system, enhancing oversight.

  • Managed $5 million capital budget.

  • Compiled and presented annual reports for individual development projects and department wide performance, guiding strategic direction with insightful analyses of project KPIs and financial health.
